Brick Veneer 101: Anchors, Weeps, and the Cavity Behind Your Wall

Most "brick homes" aren't structural brick. They're brick veneer — a single wythe (one brick thick) of brick attached to a wood- or steel-framed structure behind. The brick isn't holding the house up; the framing is. Once you understand that, everything about how brick veneer fails — and works — makes sense.

The system

Brick veneer is a rain screen. From inside to outside:

1. Stud wall (structural) 2. Wall sheathing 3. Weather-resistive barrier (the actual waterproof layer) 4. Air space (typically 1 inch) 5. Brick veneer (the cladding)

Water gets through the brick — not in volume, but in the form of vapor, light rain, and capillary action. The air space lets that water run down behind the brick. Weep holes at the bottom of the wall let it out. The WRB behind the air space keeps water from reaching the framing.

Anchors

Brick veneer is anchored to the studs with metal ties (corrugated strip, adjustable, or wire). The ties hold the brick in place against wind load but allow the brick and framing to move independently with temperature and humidity.

Code typically requires one anchor per 2.67 square feet of wall, maximum 24 inches vertical spacing. Older homes often have too few ties.

Weeps

Weep holes at the base of the brick wall (above the foundation, above doors and windows) let water out. They're often covered by mortar, fabric weep vents, or rope weeps. Blocked weeps mean water that gets in stays in.

What this means for you

If your home has brick veneer, look for weeps at the foundation line and above windows. If they're absent or mortared shut, water management is compromised. If you see efflorescence (white deposits) on the brick, water is moving through.

What contractors should know

Walking the homeowner around the foundation pointing out weeps and ties educates them. They become advocates for the upgrade work, not skeptics.
