Epoxy
The traditional garage coating. 100% solids epoxies create a thick, hard film over concrete. Pros: durable, lots of color and broadcast options (the colored flakes), broadly available. Cons: longer cure (1-3 days off the floor), more demanding surface prep, can yellow under UV at exterior thresholds.
Polyaspartic / polyurea
A newer category. Cures in hours, UV-stable, often applied in a one-day install. Pros: quick return-to-service, holds color, hot-tire-resistant. Cons: more expensive per square foot, less DIY-friendly, surface prep is still everything.
Urethane mortar
Heavy industrial product, common in food and beverage plants. Overkill for most residential garages but worth knowing about. Pros: thermal shock resistant (steam cleaning won't pop it). Cons: cost, application complexity.
The real driver: surface prep
All three coatings live or die on the prep. Concrete must be clean, profiled (think very fine sandpaper texture), and dry. Diamond grinding or shot blasting is the right prep. Acid etching is the cheaper substitute and is often inadequate. Skipping the moisture test is a recipe for delamination.
What this means for you
For a typical home garage, polyaspartic or a quality epoxy both work. The decision usually comes down to install time and price. The contractor's prep process matters more than the brand of coating they're using.
