Tank water heaters

The traditional choice. Cheap to install, 8-15 year lifespan, available in gas, electric, and heat-pump variants.

What kills tank water heaters: sediment buildup, anode rod depletion, water chemistry. Annual flush and 5-year anode rod replacement double the life. Most homeowners skip both.

What kills tankless: scaling and lack of descaling. An annual descale (5-10 minutes of pumping vinegar through) keeps them running cleanly.

• Big family, infrequent peaks: heat-pump tank

• Small family, frequent travel: tankless

• Cold-climate family of four: high-recovery gas tank or large tankless
